ABOUT US
SHSPOA was incorporated in 1988 as a non-profit corporation whose purpose was to acquire and maintain parks and administer deed restrictions of Scenic Heights Subdivision as recorded and transferred to the Association in 1989.
Scenic Heights is a subdivision in Startzville, Texas, about 25 miles northeast of San Antonio, Texas, and about 1.5 miles west-southwest of the shores of Canyon Lake. It was platted into approximately 600 lots by Lakecroft Development, Inc. in 1975. The area has grown to about 320 property owners with approximately 100 residences.


IMPORTANT: Please note: there are two types of "clearing" of lots:
1.CLEARING TO BUILD: If planning to build, lots must NOT be cleared of ANY trees until first contacting ARC, submitting an application, a Septic permit, PIPROW permit, site and building plans, fee, AND receiving FINAL APPROVAL TO PROCEED from ARC.
2. CLEARING TO SELL: Minimal clearing in the preparation to sell a lot, no construction. Minimal clearing is considered KEEPING most trees with clearing of underbrush (i.e. five feet and under, shrubs, saplings, low vines, etc. growing under the larger trees) to better see the lot for sales purpose only, and in order to preserve the landscape. REQUIRES the submission of a Variance application AND APPROVAL before commencing the work.

Canyon Lake: A Premier Destination for Recreation and Relaxation.

Canyon Lake, on the Guadalupe River in Comal County, Texas, was built by the Army Corps of Engineers for flood control. It is a great lake for fishing and skiing. The water is some of the clearest lake water in Texas. Completion of Canyon Lake was in 1964. It's approximately 8240 acres in surface area, and one of the deepest and most scenic lakes in Texas. With 81 miles of shoreline and an average depth of 43 feet, with areas over 125 feet deep. Volume is 320,000+ acre feet.
